At first glance, buying property in Cyprus seems simple: sign the contract, pay, get the keys. But behind these steps lies a crucial stage that determines the safety of the transaction and the comfort of future ownership — the property handover. This is not a formality but a full inspection process, where Hinode engineers and lawyers act as independent experts, evaluating the technical condition of the building, checking documentation, and ensuring all defects are addressed before the certificate is signed.

Request and Scheduling the Inspection

The process begins when the client contacts Hinode. After a brief consultation, specialists clarify the type of property — apartment, villa, or commercial space — and propose a convenient inspection date.

For clients abroad, the process can be organized remotely, with the team gaining access to the property through the developer or a trusted representative.

At this stage, a technical assignment and a checklist are prepared. For residential properties, the focus is on finishes and utilities, while for commercial spaces, emphasis is on ventilation, fire safety, and compliance with the approved project.

On-Site Inspection by an Engineer

On the scheduled day, a Hinode engineer conducts a detailed inspection of the property, checking:

Final Handover and Closing the Deal
