And of course, calculate the financial side in advance: include VAT and other mandatory taxes and fees. This approach helps minimize risks and ensures transparency of the deal.

Land ownership rights — ensure that the developer actually owns the land and has obtained all necessary construction permits. The absence of these documents is a serious risk for the buyer.
